Sealing a Basement

Finally, make sure that your basement is sealed from moisture. I discussed the requirements and tests in Finding Space. Now it’s time to do whatever work is necessary to ensure that your basement is and remains dry. Here are some suggestions:

* Test for water seepage through the walls and floor as described in Finding Space:

* Make sure the foundation’s exterior has sufficient drainage to keep water out of the basement

* If necessary, install drain lines around the exterior footing or under the concrete floor slab to ensure that surfaces stay dry

* As needed, install, move, or repair any sump pumps to keep moisture out of the basement

* Make any masonry or other repairs needed to the basement walls and floor in preparation for finishing

Remodeling Tips

Remodelers recommend carefully inspecting all foundation walls prior to starting the job, especially for stress crack leaks, rod hole leaks, and other obvious damage. Many remodelers use epoxy injection for filling and sealing cracks and holes. Ask your building material supplier about this process.

* Seal the basement walls and floor with waterproofing materials as needed to keep the basement dry.
