The next task in planning is to estimate how much space you’ll need for each of these functional areas or circles. For example, measuring an existing bedroom in your home you may determine that a new basement bedroom will require 120 sq. ft. to be practical. Or you may need at least an 8-ft X 10-ft (80 sq. ft.) space for your home office. Write these numbers down in the appropriate circles on your functional plan. Then total it all up. Your functional plan and wish list may include seven functional areas that require 800 sq. ft. or more of space. If the unfinished basement area measures 800 sq. ft. the final decisions are easier. If, however, the functional areas you want don’t match the available space you have some more planning to do. Fortunately, all the circles and lines you just drew will make trimming much easier. In the real world, you may come up with two or three different functional plans. That’s okay. The process is about considering all options and requirements, then whittling it down to the best. Remember: Paper planning is much cheaper than construction changes!
